The Site
The site sits along the A23, a major road between London and Brighton in the London Borough of Croydon. The site was originally built as a Hotel on London Road, designed by Architect Joseph Hill in the 1930’s.

The site has been left derelict for several years and was previously a drinking establishment and nightclub for over a decade. The building is in considerable disrepair and requires significant refurbishment. The original building in art deco style holds considerable architectural merit; refurbishment will include returning it to its original style to enhance the high street and townscape views.
Transport
The site benefits from excellent access by rail and bus, with Norbury station within walking distance (7 minutes) and bus stops located close by. The rear car park will be accessed from the main London Road placing no additional burden on neighbouring roads. The design will include ample cycle parking, including provision for children’s cycles and adapted cycles.


Waste and refuse will be contained in secure stores to the rear of the site, and collection will take place in the car park. This will ensure that refuse collectors will be able to easily access the building so that there will be no need to move bins outside on collection day, and no unsightly piling of waste near the road. All deliveries will occur within the site and will therefore minimise traffic conflicts and reduce noise impact on neighbouring properties.
